What is a Manufactured Home?

A manufactured home is a factory-built home that can be placed on a piece of land. It is assembled mostly offsite away from the elements prior to moving to the property where they are set up.Modern building methods bring these homes to life through a carefully planned, step-by-step process; from the foundation and walls to the roof and finishing details.

Unlike the manufactured homes of decades past, today’s homes are built inside specialized facilities using streamlined production methods that minimize waste and improve consistency. Throughout construction, high-quality materials from trusted suppliers are used, and every home must meet the national HUD Code standards, which set strict requirements for energy efficiency, structural integrity, and safety.

How a Manufactured Home is Built

Today’s manufactured homes combine precision engineering, quality materials, energy efficiency, and thoughtful design to deliver a durable and affordable housing solution. With modern construction standards and customization options, they offer homeowners the best of both worlds, value and long-term performance.

The Frame

Flooring and Walls 

After the base is complete, flooring finishes; such as laminate, wood, or carpet, are installed according to the home’s floor plan, design, and any customization options.Next, the interior and exterior walls are constructed, followed by cabinets and appliances.

The Roof 

With the walls in place, the roof structure is added. Roof trusses are secured to the ceiling, and lighting fixtures are installed. The completed roof is then lowered onto the home and fastened to the exterior walls. Each side of the truss system is sealed, insulation is blown into the roof cavity, and the ceiling is finished with paint—creating a well-insulated, weather-tight structure.

Siding and Interior Finishes

Once the structure is complete, crews install shingles, siding, windows, and doors, then wrap the exterior to prepare the home for transport.Inside, the home takes shape with paint, trim, and any personalized features chosen by the buyer.

Delivery and Installation

While the home is being built, site preparation usually happens at the same time. This typically includes planning the layout, grading for proper drainage, and adding any improvements such as driveways, water and sewer connections. 
Once the home and site are ready, the home is delivered and placed on its foundation.

Energy Efficiency

Modern manufactured homes are designed with energy performance in mind. Construction inside a controlled facility reduces gaps and inconsistencies that can occur with traditional site-built homes. Insulated floors, walls, and roofs help maintain a stable indoor temperature year-round, while energy-efficient windows and HVAC systems reduce utility costs.Many homes are built to meet or exceed ENERGY STAR® standards.
