A: Lot rent ranges from approximately $785 to $985 per month for single-widehomes and $1,020 to $1,070 per month for double-wide homes. This includes a$300 monthly community amenity fee covering internet, TV, sewer, trash, lawncare, and access to amenities.

Q: How much do the homes cost?
A: New homes typically start at $88,000 and go up to $119,995, depending on thesize, features, and available inventory. Pricing is subject to change.

Q: What is the typical monthly payment?
A: The all-in monthly payment, including your home loan and lot rent, typicallystarts at $1,418 and can go up to $2,129 depending on the home and financingterms. Pricing is subject to change.

Q: What is included in my monthly payment?
A: Your monthly payment includes your home loan (if applicable) and your lotrent. Lot rent covers sewer, trash, home landscaping, Spectrum 1 Gb Fiber Internet,70+ channel Cable TV Package, access to the clubhouse, pool, community events,and complimentary After-School & Summer Child Care program located on-sitein the community.

Q: Do I pay property taxes?
A: Homeowners are responsible for annual property taxes on their home. The landis rented and does not carry additional taxes for the resident.

Q: Are there financing options?
A: Yes, we work with several lenders offering chattel loans, FHA loans, andITIN financing. Low or no credit options are available.

Q: Can I qualify with low or no credit?
A: Yes, applicants with low or no credit may be approved by our lenders with aminimum credit score of 580, pending credit and background screening along withverified income.

Q: Can I qualify if I am 1099?
A: Yes, we accept a variety of income sources, including 1099 income forself-employed individuals.

Living in the Community


Q: What amenities are available?
A: Amenities include a clubhouse (available to rent), resort-style pool,playgrounds, event lawn, walking trails, and community events. Freeafter-school and summer programs are available for kids located on-site in thecommunity.

Q: Are pets allowed?
A: Yes! We welcome most dogs and cats with some breed and quantityrestrictions. Please refer to the community rules for details on leashrequirements and waste cleanup.

Q: Can I customize my lot with a fence, deck, or shed?
A: Yes, with community approval. All decks and sheds must be purchased throughand installed by the community. Fences are not permitted. We have guidelines inplace to maintain curb appeal and safety.

Q: What utilities am I responsible for?
A: Residents pay for water, electricity, and gas. Sewer, trash, landscaping,internet, and TV are included in the lot rent.

Q: Can I rent out my home?
A: No, homes are owner-occupied only to maintain a stable communityenvironment.

Application & Residency Process


Q: What is the applicationprocess?
A: Start with a tour and consultation. We'll help you submit a simple application with a background check and income verification.

Q: What documents do I need to apply for a loan and reserve a lot at Astoria Crossing?
A: To begin your home loan application and reserve a lot, please provide the following documentation. If something doesn’t apply to your situation, you mayskip it:
- ACH Authorization or Cashier’s Check for Lot Reservation
- Signed Lender Disclosures
- Completed Loan Application
- Signed Lot Reservation Agreement
- Driver’s License
- Passport or Social Security Card
- IRS ITIN Registration Form (if applicable)
- Most recent 2 months of bank statements

For income verification, provideone of the following options:
- 2023 and 2024 W-2s plus last 30 days of paystubs
- OR 6 months of bank statements (if no W-2s) 2 years of tax returns (if no W-2s)
- Documentation of other income (e.g. child support received or paid) 

Q: Do you accept self-employed or 1099 income?
A: Yes, we accept a variety of income sources, including self-employed and 1099income.

Q: Can I qualify with an ITIN?
A: Yes, ITIN financing options are available.

Q: What happens if my credit isn’t great?
A: We work with several lenders who have flexible credit guidelines.
