A manufactured home is a factory-built home that can be placed on a piece of land. It is assembled mostly offsite away from the elements prior to moving to the property where they are set up.
Yes! We welcome most dogs and cats with some breed and quantity restrictions. Please refer to the community rules for details on leash requirements and waste cleanup.
The materials used in manufactured home construction are the same as “traditional” or site-built homes. These materials include but are not limited to the following:
- Lumber framing
- Fiberglass insulation
- Electrical wiring
- PVC or chrome plumbing
- Other primary systems within the home
The materials are stored in a factory and used in a temperature-controlled climate. Having materials indoors ensures the quality and lifetime performance of the manufactured home construction materials.
Your porch is included. The carports and storage are not included, but available.
Many different financing options are often available to manufactured home buyers, even if you don’t have great credit. Make sure to investigate all options when searching for an affordable manufactured home loan. Options may vary by type of home.
Closing costs will always vary by lender. We encourage you to discuss the closing costs charged by the lenders while discussing financing options with them.
Most states require homeowners to pay a personal property tax. Please check with your community team or state regulations as to how property taxes are treated in your state.
Yes — a manufactured home can hold or even increase in value, just like a site-built home. A factor affecting the value of a manufactured home is the condition of the home & community. Regular upkeep and preventative maintenance can extend the life and increase the value of a manufactured home.

Yes! You will need to reach out to the property manager for scheduling.
Lot rent ranges from approximately $785 to $985 per month for single-wide homes and $1,020 to $1,070 per month for double-wide homes. This includes a $300 monthly community amenity fee covering internet, TV, sewer, trash, lawn care, child care, and access to amenities. Pricing is subject to change.
New homes typically start at $88,000 and go up to $119,995, depending on the size, features, and available inventory. Pricing is subject to change.
The all-in monthly payment, including your home loan and lot rent, typically starts at $1,418 and can go up to $2,129 depending on the home and financing terms. Pricing is subject to change.
Yes, we work with several lenders offering chattel loans, FHA loans, and ITIN financing. Low or no credit options are available.
Yes, applicants with low or no credit may be approved by our lenders with a minimum credit score of 580, pending credit and background screening along with verified income.
Yes, we accept a variety of income sources, including 1099 income for self-employed individuals.
Your monthly payment includes your home loan (if applicable) and your lot rent. Lot rent covers sewer, trash, landscaping, 1 Gb internet, cable TV, access to the clubhouse, pool, and more.
Homeowners are responsible for annual property taxes on their home. The land is rented and does not carry additional taxes for the resident.
Amenities include a clubhouse, resort-style pool, playgrounds, event lawn, walking trails, and community events. Free after-school and summer programs are available for kids.
Yes, with community approval. All decks and sheds must be purchased through and installed by the community. Fences are not permitted. We have guidelines in place to maintain curb appeal and safety.
Residents pay for water, electricity, and gas. Sewer, trash, landscaping, internet, and TV are included in the lot rent.
