Homeownersare responsible for annual property taxes on their home. The land is rented anddoes not carry additional taxes for the resident. Most states requirehomeowners to pay apersonalproperty tax. Your monthly payment includes your home loan (if applicable) and your lot rent. Included in your lot rent is a $300 monthly community amenity fee that includes Spectrum 1GB fiber internet, 70+ Spectrum Cable TV package, sewer, valet trash service, home lawn care, community lawn care, access to the community clubhouse & pool, community events, after-school care & summer programs for kids located on-site (if available).
The all-in monthly payment at Astoria Crossing typically starts around $1,400 for qualified buyers and can range up to $2,250 or more, depending on the home model, financing terms, lot location, and any optional upgrades or add-ons.
This monthly payment generally includes:

- Lot rent for your homesite
- Access to community amenities such as the pool, clubhouse, playgrounds, and more

To begin the loan applicationprocess and reserve your home site at Astoria Crossing, you'll need to submit documentation that helps verify your identity, income, and intent to purchase. The specific requirements may vary based on your individual situation and the lender’s criteria, but generally include:
Required Documents:
• ACH Authorization Form or a Cashier’s Check for your lot reservation deposit
• Signed Lender Disclosures (provided by the lender)
• Completed Loan Application
• Signed Lot Reservation Agreement
• A valid government-issued photo ID (Driver’s License)
• Either a Social Security Card or Passport
• If applying with an ITIN: IRS ITIN RegistrationForm
• Most recent two (2) months of bank statements
Income Verification Options (choose one based on your employment type):
Traditional Employment:
• 2023 and 2024 W-2s
• Last 30 days of paystubs
Self-Employed / 1099 Income:
• Six (6) months of bank statements

Any changes or additions to the exterior of your home— including decks, sheds, painting, landscaping, or other modifications — must receive prior written approval from community management. This ensures consistency, safety, and curb appeal throughout the neighborhood.
- All decks and sheds must be purchased through and installed by the community.
- Painting your home while it is located in the community is not permitted without approval, and only pre-approved exterior paint colors may be used.
- Fences are not permitted in our communities.
